Many successful realtors do not like doing open houses, nor do they have the time to do open houses. So a lot of those realtors are willing to split their commission 50/50 or 75/25 if you do their open houses for them. Generally the rule is that whomever shows up to the open house becomes your client. This is a great way to get started. You can ask your managing broker to put you on a list for when those realtors do ask the managing broker for names and numbers of realtors who are free to do open houses. Or you can do up a nice flyer stating that you&#039;re new to the office and industry and that you would gladly do open houses and your contact information. Then stuff it into every realtor&#039;s mailbox in your office. 

Also, hand out your business cards like crazy. Give it to everyone you know, even people you don&#039;t think can afford to buy/sell a home because they will surprise you! Give it to your hairdresser, give it to the employees in a restaurant you&#039;re a regular at, give it to family and friends. Offer to give them extra for them to pass out to their family and friends. It&#039;s all about having a strong social network.</description>

I had the same problem. Start by asking your office to put you on the floor schedule. The second thing to do is compase a letter announcing that you are in the business and send it to everyone you know - whether you like it or not.</description>
